1. Consult

During the initial meeting, I want to get a sense for where your head is at with your current home, and why you’re moving. Are you getting tired of trying to cook together in a tiny kitchen?

Are you having a baby soon but your second bedroom is loaded with your stuff (aka nowhere to put the new baby)? Are you comfortable, but just ready to switch neighborhoods? Knowing what’s driving your move helps me guide you in the process.

Together, we tour your property and you’ll point out issues that you have with it. Once we’re done the tour, I give you a short survey to help us get clear about your top priorities in your next home. I don’t want you to hold back, I want you to tell me what’s been bothering you, and what you look forward to next.

2. Adventure

You’ve purchased a home before, so you know that you need to go to your financial lender to get some concrete numbers for your next pre-approval!

This is the time to do that. We also need to know what you’re willing to spend and make sure that you can check off most (or all) of those boxes for your next home. Once we’ve got a clear sense of your budget, I send you over the list of properties via MLS, and you let me know the ones you want to see.

You’ll let me know why you liked and didn’t like some of the properties I sent you to refine the search. When you’ve identified the potential winners, we’ll check them out. We’ll go through the pros and cons of each home until you’ve come to one that you think is worthy of your presence on a daily basis!

We’ll then put in an offer so we can get the home you want. Research is important to understand the seller’s mindset as well. It’s an emotional time for them as well, so trying to find out what mindset they’re in will help with the negotiation process.

3. Attract

Attraction is in the details. We need to get your baby ready to hit the market. Every seller is attached to their home and thinks it’s perfect the way it is, but there’s always something that I’ll notice that you may not have!

You also hired me because I have a rolodex of contacts to choose from for whatever needs to be done to the home. Painters? I got that. Appliance repairs? Yup. Staging? Of course I have a stager – I have 4! My approach is for you to be as hands off as possible.

I’ll be tackling this for you and working around your schedule to ensure that we’re not intruding on family or personal time. Once the property is magazine ready, I’ll have my professional photographer to come in to take photos and create a virtual tour for individuals who want to view the property, but not be physically able to make it. When your home’s ready to hit the market, I’ll always contact you to confirm showings, so you don’t have any surprise visits.

4. ACTION!

ACTION BABY! YA! It’s time and your home is now finally ready to hit the market. Fortunately for you, I’m pretty tech savvy and will focus on the first time buyers in the market who are looking for a home like yours through the likes of Facebook, Instagram & Youtube.
We’re going to come up with a pricing strategy based on the research we did together and see what type of market your home is in. If there’s a huge demand, we’ll definitely have to consider the route of having an offer night, but it would take being out of the house a lot more.
We can also list it at an agreed upon price that your home is worth to ensure that we’re hitting that number and getting a fast sale. That mitigates having to leave your house often. Once we get paperwork in front of us, I look at the fine details for you of each offer, letting you know relevant details, why it might stand out, and why we should sign back or let it go.

5. Transition

We’ve now bought the home of your dreams and sold the one you’re ready to move on from “conditionally.” Once the home inspection comes back clear and the financing is in order, we can waive conditions. At that point, because the buyers on the other side are qualified, they’re ready to waive their conditions.

A perfect marriage! Funds will move, lawyers will do their legal business, and you’ll now have the keys to your home along with a garage and driveway so you’ll no longer have to park in visitor parking.

We’ll all have a spot to park as we inspect the home for the last time to ensure that it’s being left the way you found it, and celebrate with some bevvies! When you utilize my Move up Method, looking forward to the future is no longer in the future, but in the present.
